PropAlchemy
A digital twin platform for high-end real estate — interactive properties, crowd-simulated neighborhoods and broadcast-quality presentations on Unreal Engine 5.
The brief
Sell luxury real estate without the showroom.
ABIBOO Studio and OOBIBA Advisors set out to build PropAlchemy as a digital twin platform that lets prospective buyers experience a high-end property — its neighborhood, its interior, its scale — from any browser, anywhere in the world. The platform had to be more than a fly-through: realistic crowd context, interactive points of interest, live walkthroughs and downloadable reports, all delivered through cloud streaming.
Production-grade meant a real engineering bar — a security-audited C++ codebase, multi-platform deployment, multi-tenant cloud storage and live telemetry. My remit was the architecture and core systems that made all of that hang together.
What I delivered
Five systems doing the heavy lifting.
- Cloud-streamed property tours. Cloud Pixel Streaming pipeline so prospective buyers explore the property from any browser — no installs, no downloads — with session telemetry driving live ops insight.
- Realistic neighborhood context. Eight custom Unreal Engine plugins coordinating crowd AI, character animation, and runtime optimization — properties populate with believable foot and vehicle traffic without dropping frames.
- Live broadcast walkthroughs from inside the engine. An in-engine FFmpeg pipeline integrated with Unreal’s MediaIO framework — sales teams stream guided tours directly to YouTube and other RTMP destinations without a separate capture rig.
- Real-world geographic context. A custom GIS subsystem with point-of-interest categorization (schools, transit, dining, retail) and zoom-aware distance rings from walking scale to regional scale, so buyers see the property in its actual urban setting.
- In-app reporting and brochures. A bespoke PDF generation and viewing pipeline with cloud delivery — clients leave with branded, on-demand documentation tied to exactly what they just toured.

- Coordinated with a top-tier security firm for static C++ analysis and compliance review of the entire codebase
- Multi-cloud storage architecture combining AWS S3 and BackBlaze B2, with multi-tenant bucket isolation across Developer, Admin and Public environments
- Telemetry across game, player and world lifecycles, surfaced through structured subsystems for live ops insight
- Twenty-five-plus third-party Unreal plugins integrated cleanly with eight first-party plugins — a disciplined boundary between vendor and custom code
